As a property owner, it is important to modernize your properties, especially in view of the increasingly relevant energy performance and rental market requirements. The Belgian regions offer support for this in the form of premiums for energy renovations. By investing in energy-efficient improvements, your property remains competitive and meets the EPB certification requirements in force.

Which works qualify for energy grants?

Energy grants are available for various renovations that help improve the energy performance of your home. Some key categories include:

  • Insulation: Insulating roofs, facades and floors is essential to reduce heat loss and ensure a comfortable indoor environment. Although insulation work can be a significant investment, it is highly profitable in the long run and is eligible for regional aid.
  • Heating and Hot Water: To combat energy poverty, grants are available to replace outdated boilers and heating systems. The installation of energy-efficient alternatives such as thermodynamic or solar water heaters and heat pumps significantly improves a home’s energy performance.
  • Windows and Doors: The repair or replacement of windows and doors, including the installation of double glazing, contributes directly to the insulation of the home and is therefore covered by the energy renovation subsidy schemes.

Calculation of energy renovation grants

The amount of premiums is determined based on several factors:

  • The specific type of work being performed.
  • The owner’s family income, categorized (1, 2 or 3). In general, the higher the income, the lower the premium.

Energy grants per region

The specific conditions and procedures for applying for energy grants vary by region.

  • Flanders: In Flanders, middle-income households can receive a refund of up to 35% of the cost of energy renovations, while households with modest incomes (below €46,170 per year) are eligible for a refund of up to 50%. All renovation support is centralized through the “My Renovation Premium” counter. Owners whose homes are at least 75% insulated and equipped with an energy-efficient heating system can also apply for a property tax rebate.
  • Brussels Capital Region: In the Brussels Region, the premium is calculated on the basis of a basic sum per m², per room or per installation, which is increased depending on the owner’s income category. To qualify, the property must be located in the Brussels Region and be over 9 years old. The work must have been performed by a licensed professional. The applicant must be the owner, landlord or tenant of the property to be renovated. The premium application must be submitted within 12 months of the last invoice, with quotes, invoices and photos of the works serving as proof.
  • Wallonia: Financing energy works in Wallonia requires an approval of the work by a certified auditor before a premium can be obtained. The amount of the premium depends on the owners’ income and the kWh savings achieved, with a base amount of €0.15 per kWh. This amount can be increased by 25% if more than 70% of the materials used are organic. Additional criteria include that the works have been performed by a professional, the property serves 50% as a home, the property is located in Wallonia and is at least 15 years old. The applicant must also live in the property for at least 5 years. If the applicant does not live in the property himself, there are additional conditions relating to rental, management by a social rental agency or availability to a family member. The criteria for obtaining an energy premium in Wallonia are more extensive than in Brussels.
