As a property owner in Flanders, it is advisable to look into the renovation grants available. These subsidies can provide significant financial support for projects aimed at increasing residential comfort or energy efficiency. Since October 1, 2022, the process for applying for these premiums has been streamlined via one central digital counter: ‘My Renovation Premium’.

What is “My Rebuilding Premium?

‘Mijn VerbouwPremie’ is the renewed premium system introduced in Flanders at the end of 2022. This umbrella premium includes subsidies for houses, apartments and other buildings within the Flemish Region, and bundles the previously separate premiums from the Flemish government and grid operator Fluvius.

The system applies to invoices that have not yet been claimed under the old premium system. Importantly, these invoices must not be more than two years old.

Main Changes and Similarities to the Old System

Although “My Rebuilding Premium” is a new system, there are also similarities with its predecessor:

  • Income dependency: The maximum amount you can receive remains linked to the taxable income of the owner and legal partner (if married or legally cohabiting).
  • Dependents: The new system, like the old one, takes into account the number of dependents of the owner.

However, the “My Rebuild Premium” system does introduce a more sophisticated distinction in the award criteria.

Award Requirements and Applicants.

Several profiles are eligible for “My Rebuilding Premium.

  • Owner-occupiers
  • Landlords (with conditions)
  • Tenants (with conditions)
  • Associations of co-owners (VME).
  • Administrators (with conditions)

An important point for landlords is that the highest premium amounts for insulation and renovation work are available if the property is leased to a Social Landlord’s Office (SLA).

The Application Process

The Flemish government has developed a handy online simulator to give you an estimate of the premium to which you are entitled. For this, you need to enter the age of the building, your status (owner-occupier, landlord, etc.), the type of work and your family income. The simulator then determines your income category and the estimated premium amount.

The application itself should only be done online through the electronic window of ‘My Rebuilding Premium’; paper applications are not possible. If you need assistance in submitting your application, please contact your municipality’s housing counter or energy office.

You can apply for separate premiums for each category of works, and it is also possible to submit multiple applications for different types of works at the same time. Please note that the application must be submitted within a period of two years from the invoice date.

  1. Gather the necessary documents: Make sure you have all relevant paperwork, such as invoices of the work performed, on hand.
  2. Start the application online: Go to the digital window of “My Rebuilding Premium.
  3. Click on “Start new application.
  4. Fill in the requested information: Follow the on-screen instructions and provide all required information.
